Ready to start your California real estate career? You may be closer than you think. The fastest realistic route is to complete the three required pre-licensing courses without unnecessary gaps, submit a complete application, and use your waiting time to prepare for the state exam.

So, how fast can you do it?

If you choose correspondence or independent-study courses, the California Department of Real Estate (DRE) allows no more than two courses to be completed in any five-week period, and one course cannot be completed in less than 2½ weeks. Since most salesperson applicants need three qualifying courses, even the most motivated student needs to follow that required timeline.

With a focused plan, you may be able to complete the education in roughly 7½ weeks—often described as approximately 54 days. That is a great first milestone, but it is not the entire licensing journey. You will also need time for the DRE application, fingerprint clearance, exam scheduling, and license approval.

Start with California’s three required courses

Your journey begins with three college-level courses, each generally equivalent to 45 hours:

  1. Real Estate Principles
  2. Real Estate Practice
  3. One approved elective, such as Real Estate Finance, Real Estate Appraisal, Property Management, Legal Aspects of Real Estate, or another elective accepted by the DRE

These courses must come from an eligible accredited institution or a private real estate school whose courses have been approved by the California Real Estate Commissioner. Continuing-education courses are valuable later in your career, but they do not replace the salesperson pre-licensing requirement.

Your fastest realistic path, step by step

1. Complete the three required courses

Your schedule depends on the learning format you choose. Correspondence and independent-study courses follow the DRE completion limits described above, while instructor-led and in-person classes follow their published calendars. The best format is the one that keeps you learning, progressing, and accountable.

2. Gather your application documents

A little organization here can save you time later. Make sure the names on your identification, course records, and application documents match, and gather acceptable proof that you completed all three courses. Missing documents and unanswered questions are common causes of avoidable delays.

3. Apply through DRE eLicensing

The DRE allows applicants to apply online through eLicensing or by mail. Applicants may submit an examination-only application or a combined salesperson examination and license application. The combined application can reduce a separate application step after the examination, provided all requirements are satisfied.

4. Complete fingerprinting

California residents generally complete Live Scan fingerprinting using the DRE’s required form. A license cannot be issued until the required fingerprint information is received and reviewed. Out-of-state applicants follow a different fingerprint process and may also need a Consent to Service of Process.

5. Schedule and pass the salesperson examination

Once the DRE determines that you qualify, you can use eLicensing to schedule or manage your examination appointment. Use the processing period wisely: review the material, strengthen weaker topics, and walk into the exam prepared to pass. 6. Complete licensing requirements

If you filed an examination-only application, you will still need to submit the salesperson license application after passing. If you filed the combined application and cleared all licensing requirements, the DRE can continue processing the license after you pass.

Keep your momentum: avoid these common delays

  • Waiting between courses or missing scheduled classes
  • Submitting incomplete course records or an application with unanswered questions
  • Name differences across identification and education documents
  • Fingerprint-report delays or additional background review
  • Waiting too long to schedule the examination
  • Failing the examination and needing another appointment
  • Relying on an outdated checklist, fee, or application form

DRE processing times change, so a promise based on a fixed number of weeks can quickly become outdated. Check the DRE’s current processing-time page when you are ready to apply and build a little flexibility into your plan.

Current DRE salesperson fees

As of this review, the DRE lists a $100 salesperson examination fee and a $350 original salesperson license fee. The combined examination-and-license application totals $450, excluding fingerprint service charges. California residents generally pay the $49 fingerprint processing fee directly to the Live Scan provider, which may charge an additional service fee.

  1. Choose a format that fits your real life. The fastest option is the one you can attend consistently and complete on schedule.

  4. Prepare documents early. Resolve name discrepancies and locate completion records before opening the application.
  5. Use current DRE forms and instructions. Do not reuse an old checklist downloaded months or years earlier.
  6. Begin exam preparation before approval arrives. Use the processing period to review vocabulary, agency, contracts, finance, practice, and California law.
